This high-end self-build development in Yorkshire is an impressive contemporary design, evoking modern architectural ideas on the inside and out. White render, aluminum windows and grey roof tiles complement the open plan wide windowed property, which has south facing French windows opening on to vast balconies on each floor. Moving to the interior, gorgeous Venetian plaster work has been used as a theme throughout, with bespoke lighting and clean ultra-modern features highlighting the workmanship throughout the property.

Layout comprises of a vast double height entrance hall which leads through to an open plan Kitchen/Living space. Upstairs there are 5 Bedrooms with en-suites, the master and main guest bedroom featuring private south facing balconies. Feature rooms include Gym and Sauna/Steam rooms, Media Room, Therapy and Art Rooms. Externally, a fully fitted out house with external kitchen is on the mid-tier patio which looks out over a wild garden and stream with full fishing rights.

MBL carried out full design and installation of electrical and technological solutions for this self-build with the homeowners needs at the center of the specification. External lighting and Silent Gliss window treatment are fully automated through Control4 with schedules tied to sunrise and sunset operating external lighting and blinds and curtains operating when rooms become to hot, or at the push of a button through a keypad, remote control or smartphone. Each room in the property has network access and a full state of the art Ubiquiti Wi-Fi system has been installed for full coverage, including the external kitchen.

Audio and Video throughout the property is also fully automated via Control4, with audiophile grade Anthem processing being used for audio distribution throughout the property alongside 4k UHD Pulse Eight video distribution to bring Sky and High resolution Nvidia Shield streamers to every TV in the house. The lower-ground floor Media Room runs a seriously impressive 7.1.2 Paradigm speaker array using a mix of their Décor Soundbar and CI Pro in-wall speakers. This is coupled with Paradigm’s discretely sized Millenia wall mounted Sub-Woofer which despite its size, really kicks out the low end. The array is fed by a powerful Denon Dolby Atmos AVR. The Media Room is fully calibrated using Denon’s Audyssey room correction algorithm to ensure translation and imaging is top quality. This was a perfect way for the client to have a more casual ‘family watch’ environment without fully committing to a Cinema style room.

Having moved in, the homeowners have requested some great programming ideas which have been carried out including a ‘Night Time’ button available on the keypad in every room to turn off all TV’s, music and shut the blinds in the whole house with one button press. This is just one example that shows the power of Home Automation and its ability to make your life that much easier.
